Housing for the Elderly

Client: Boston Housing Authority. A Turnkey project by Amory Associates, William Poorvu, Stanley Sydney and Daniel Prigmore, General Partners. 
Architect: R Wendell Phillips Associates, Inc. Frederic Glover - Designer, Rudolph Pistacchio - Job Captain. 
Consultants: Simpson, Gumpertz & Heger - structural engineers; Environmental Design Engineers - mechanical engineers; Goodall Shapiro - electrical engineers; Olmsted Associates - landscape architects; Thompson & Lichtner Co. - testing engineers. 
Site: 5.8 acres. The former Holtzer Cabot Company Factory.
Program: 234 units of elderly housing with community room, clinic and activity areas in the existing six story factory building. Develop site into a landscaped park with separate neighborhood center in an existing two story building. 
Structural System: Existing reinforced concrete building. First floor raised 2 feet to accommodate utilities, with steel formed concrete deck supported on masonry blocks. 
Mechanical System: Electrical resistance baseboard heating with special provisions for ventilation, including smoke exhaust in time of emergency. 
Major Materials: New concrete and brick exterior veneer with aluminum windows. Dry wall partitions and suspended ceilings. Floors vinyl asbestos tile, ceramic tile and carpet.
